The exit of Sheraton Hotel (Karachi) from Pakistan’s hospitality industry, primarily due to the city’s poor security situation, has raised an obvious question: is Karachi still an attractive market for international luxury hotel chains?
The answer to this question, according to sources in the hotel industry, depends on how the present government, which is about to launch a clean-up operation against criminals, tackles the law and order situation in the city.
“Shortly after the news of the Karachi operation broke, we received numerous ‘calculations’ from international visitors, expected this month, that they won’t be travelling now,” said an official working for one of the upscale hotels in the city.
“September is generally the best business month of the year but it may not be the case this time with the operation due to start in a couple of days,” said the official who wished not to be named.
The deteriorating law and order situation in Karachi, the country’s financial hub and the largest contributor to the national economy, has hurt the hotel business that saw the number of international guests – an important revenue source for luxury hotels – decline significantly over the past five years or so.
The latest victim of the violence-stricken metropolis is Sheraton Hotel Karachi, the American hotel chain run by Starwood Hotel and Resorts Worldwide Inc, also an American company.
A city icon, the majestic Sheraton Hotel will exit the country in January next year, The News reported in its September 4 edition. Arabian Sea Enterprises Limited, the Kuwait-based owner of Sheraton Karachi, has decided not to renew its contract with Starwood that manages Sheraton hotels worldwide.
In response to The Express Tribune queries, Starwood confirmed the development.
The News reported that ASE has entered into a deal with Mövenpick Hotels and Resorts, an international hotel chain based in Switzerland. The property will be renamed as Mövenpick Hotel Karachi.
The Kuwaiti owner of the country’s only Sheraton Hotel cited the poor security situation and adverse government policies, which dented its revenues, as reasons for its decision, according to the report.
“Sheraton, being an American hotel chain, is vulnerable to terrorist attacks. This could be one of the reasons the property owners switched to a non-American hotel chain,” said MA Bawany, Executive Director at Pakistan Services Limited which owns and operates the country’s largest upscale hotel chain – Pearl Continental.
These luxury hotels, he said, charge less than $100 per night, the margin of recovery is very low. Under these conditions, he said, it can be difficult to pay royalty fee for a brand like Sheraton.
The rising number of terrorist attacks and poor law and order situation are severely hurting the hotel business in general, which is mainly running on local traffic, Bawany said.
“This increases insurance costs of foreign visitors,” he said. “Foreign advisory services also warn their citizens about visiting Pakistan because of our security situation.”
According to industry sources, international guests don’t even make up 5% of the total guest occupancy in these hotels.
Foreign investment in Pakistan has declined during the tenure of the previous government, resulting in a decrease in the number of international guests, said an official, seeking anonymity.
Foreign investment, according to the Board of Investment, dropped from $5.2 billion in 2007-08 to $1.4 billion in 2012-13.
Unlike past, there is hardly any multinational company in Karachi whose head is a foreigner, PC’s director public relations said.
Explaining, she said because of a reduced presence of foreign businessmen in the city, business activities and meetings of foreign delegates have moved to places like Dubai, Malaysia and Singapore.
The future of the hotel business, said an official, will completely depend on the government’s economic policies. “If the government can help increase economic activity, it will be good for the industry,” the official said. “But this can happen only when it restores peace in the city.”
Starwood Hotels and Resorts declined to comment on the reasons only confirming that they would not be operating Sheraton in Karachi as of January 1, 2014.

Sheraton is a big name as compare to Movenpick Hotels
As an ex employee I am saddened that Sheraton is going. However before Sheraton we had the Palace Hotel and now Movenpick. So with passage of time every thing changes and for the better!!
The headline is confusing since the owners of the hotel are entering into franchise agreement with Mövenpick, Switzerland rather than Starwood, USA. The reason could be the franchise fee and other terms & conditions. So the headline should have been that Mövenpick, a Swiss chain of hotels enters Karachi.
@ suzo, that means people are still here earning, and that Punjab province doesnt have jobs for them. This still makes Karachi a better place than rest of the country (no offence intended, Karachi is open for every one, has been and always will be welcoming all people with open arms)
PS: 20% of the current population of KArachi is first generation emigrants from Punjab... meaning they all came to Karachi in last 20 years,

Obviously the decision is of ASE and not Sheraton's, the crooked owners always wanted to move to another brand so that they can dictate their terms and rules for managing the business.. God help the employees and save them from wicked owners.

Cleaning up Karachi, requires legislation that gives sweeping power to a special task force. Ban all forms of assault weapons, upgrade protective services, and non-bailable arrest warrants for people who are unable to explain their "source of income". Please keep the lawyers away. Karachi is in dire need of a different legal process. The present one has failed.
Call all ex-convicts in, and put a tracer on them. And also ask them about their source of income. Failure to provide a source of income should lead to an arrest. Failure to come in voluntarily should also result in a non-bailable arrest.
The police is well aware of the whorehouses in Karachi. Their usual clientèle are scum ex-convicts responsible for the mayhem in Karachi. Arrest them all, and once again make them show proof of their "source of income".
Tap phones of all the political parties senior activists in Karachi. And tap the phones whom they are in direct contact with as well.
I know its ugly, but the situation demands extreme measures.
Never heard of Movenpick. Sure they are foreign, does it make Karachi a great place? Do yoy always need a pat on the back from foreigners of whatever status? Where is your self respect? Do yo you wonder why no foreigners want to come to your peaceful land of the pure?

Ask you self this question ? Would you like to go to a business meeting in Syria ? Would you invest in Syria ? Maybe Syria is not as bad as it appears but this the IMAGE of Syria. Now look from the view of a foreigner. Would you want to come to Karachi on business. Maybe Karachi is not bad as that but do you want to risk it. Let us admit Karachi has an image problem.

Basically there is nothing negative reflection the way it portrait in this article. Owners of hotel might had good deal with Movenpick compare to Sheraton. The change not shows exist foreign investment. Actually Do we have such foreign investments in our country?
No big deal, Movenpick is replacing Sheraton, before Sheraton existed in that building, it was home to Holiday Inn.

Karachi was find between 1999 and 2007 and even sofitel entered and had the grand mercure constructed and opened .. and back then mqm was actually in power not like from 2009 to 2013 .. would you seriously consider investing in a country where the president is infamous worldwide by the name of Mr 10% ? Terrorism is something else .. PPP rule always behind a legacy of worsening economic and political situations .. I hope the PML N govt is able to clear the economic mess created by the PPP .. seemed more like they were waiting for their government to collapse so that they could earn more sympathy

When will PMLN and PTI open their eyes and face the elephant in the room. Whenever you ask an international investor why they're afraid of doing business in Pakistan, the single most common answer is terrorism, not crime, corruption or lack of infrastructure. If you can't keep your biggest port and most revenue-generating city safe for international investors, then the impression they get is that nowhere in the country is safe for them.
Though I like the Sheraton Hotel, and used to see it everyday when I went to drop my kids at Habib School, I think it was nothing more than a popular landmark for Karachiites. The building, the service and everything is still going to be there, just not the name Sherton. It will be Movenpick Hotel. And I think I can live with that.
I know many and things are happening in Karachi today but Karachi iby far remains the most cosmopolitan city of Pak. It has a good mixture of people of all communities. Compared to other cities , Karachi has and takes care of its innumerable Hindu temples ( among other things ) . Please wake up Karachi , and get back to your former splendor.
@Saad It would have been better if Sheraton was still here, and Movenpick announced a new 5-star property in Karachi. The sad fact is that it shows the image of Pakistan as a troubled state. Investors do not want to invest. Sofitel also pulled out of Karachi after starting the project in Clifton.

Only religion, Dawood, Hafiz. Haqqani and guns are left behind in Pakistan. Dubai has become strategic depth of Pakistan.
This will be handed over US or Saudi to recruit, train, orient, filter, purge and then mobilize millions of Talibans , this heroic building only Americans and saudis can afford to operate in a Lawless City as they can build little Green Zones around their fiefdoms.

Movenpick is penning down a 15-year deal and newspaper are sadly because Sheraton is leaving. A case of bad research is evident because all around the world, Movenpick rates equal to Sheraton.

The decision to stop managing the hotel was not sheratons. Yes karachi has lost it's sparkle but that's not necessarily the reason why the Kuwaiti party changed their hotel operator. And if karachis sparkle was the Sheraton brand - which is a mid tier brand - then pakistan lost its sparkle years ago.
I worked at Sheraton for less than a year. Beautiful property. Beautiful people. It was one of the ONLY companies I have worked where I honestly did not see any politics, arrogance, back-biting especially from Senior Managemnt, which is evident in all other companies I have worked. Employees were very well looked after, though pay was low (which is true for this industry)..
The owner of the property ASE are investors obviously who wanted to see profits. With low occupancy, low visitors coming to Karachi, investments were hard to come. When I was there, Starwood thought of investing in Islamabad as well. But our socio-politics, socio-paths made this not possible. Our government does not have foresight to see that peace brings tranquility and prosperity.
I remember how Companies vsiitors would book hotels for their events or stay, to cancel at slight turmoil in the city, which was almost once or twice every week.
Sheraton is a BRAND name, an image. It will not be the same. Very sad to see Starwood pull out.

Thanks to the major ruling party in Karachi for 3 decades now that have also been a part of the coalition government over the years and for which a few people comment rather graciously on these forums. It is little surprise Karachi has gone into a rapid decline, how inept the government will have to be for this day to come. To protect itself from attacks due to anti-American sentiment, Movenpick management should try to woo visitors from brotherly Muslim countries with a shariah compliant hotel.
