CDA to put 78 plots under the hammer today

Residential plots to be auctioned in the first phase, followed by commercial ones

ISLAMABAD: The apex civic body of the federal capital is all set to hold its biannual auction from today when it puts up some 78 residential and commercial plots on the anvil.

The three-day auction, which has become the main format for the Capital Development Authority (CDA) to raise revenue in recent years, will be held from October 22 to October 24 at the Jinnah Convention Centre.

The CDA chairman has constituted an 11-member committee under the chairmanship of Member Finance, while other members of the committee include members of Estate, Planning and Design, the Law director-general, Deputy Financial Advisor-II, directors of Public Relations, Urban Planning, Regional Planning, Estate Management-II, Estate Management-I (West) and the Finance Wing’s deputy director.

Unlike previous auctions, this time, the CDA has decided to open the multi-day auction by selling the residential plots first.

According to CDA’s residential plots brochure, as many as 11 plots are being offered in Sector G-10/2 while 13 plots are on offer in different sub-sectors of Sector D-12 (five in Sector D-12/3, and nine in Sector D-12/1).

As many as five plots are up for auction in Sector F-10/2 and two plots are up for auction in sector F-11/2.

Of the plots offered in Sector G-10/2, five measure 444.44 square yards (sqyds) and carry token money of Rs2 million each. The remaining plots offered in this area measure 233.33 sqyds with token money of Rs1 million each.

The five plots offered in Sector D-12/3 all measure 500 sqyds with token money of Rs2 million for each plot for prospective buyers. In Sector D-12/1, two types of plots are on offer. Six of the plots are sized 272.22 sqyds — including two plots which are located along Double Road — while the remaining three plots are sized 139 sqyds.

In Sector F-10/2, three plots are sized 555.55 sqyds each while two plots measure 600 sqyds. The two Sector F-11/2 plots measure 400 sqyds each. The token money for each of these has been set at Rs2 million.

The commercial plots, which will be auctioned over two days on October 23 and 24, will see a total of 46 plots put up for sale.

These plots are located in the markaz — commercial centres — of Sectors D-12, F-10, F-11, G-9, G-10, G-11, and I-8, along with other commercial plots in Sectors F-7, G-8, I-9, I-11, I-14, I-16Diplomatic Enclave, Garden Avenue, Park Enclave and Margalla Town Extension.

The type of plots offered includes 10 markaz plots in Sectors D-12, F-11, G-9, G-10, and I-8 Markaz to build multi-story (lower ground, ground and three storeys) structures. The smallest plot in this regard offered are located in Sector G-10 Markaz and measure just 111.11 sqyds with token money of Rs10 million each.

The largest plots offered is located in Sector I-8 Markaz, measuring 1,111.11 sqyds with token money of Rs20 million.

The CDA has also put up three Blue Area commercial plots up for sale located in Sector F-7, G-8, and G-9. The plot in Sector F-7 measures 5,952 sqyds, the plot in Sector G-8 measures 2666.66 sqyds and the plot in Sector G-9 measures 1,333.33. All three plots are allowed to build a ground plus four-storey commercial structure with any subsequent floors to host offices and apartments.

Three plots for building apartment complexes are also up for sale including a 3,555.55 sqyds plot in Sector G-10 Markaz to build five-storey economy apartments. A similar structure over 4,000 sqyds is up for sale in the Diplomatic Enclave. In F-10 Markaz, however, an 11,750 sqyd plot is up for sale to build luxury apartments which are nine storeys high and a token of Rs100 million.

Moreover, the CDA has put up a 1,666.66 sqyds plot up for sale in G-9 Markaz to build a marriage hall. The building owner will have to build a basement for parking, a lower ground, a ground and two storeys with a token of Rs20 million. A further two plots, a 3,555.55 in Sector I-8 Markaz and a 3,333.33 sqyds plot in Garden Avenue on Murree Road for construction of hotels.

A plot to build a five-storey hospital is up for sale in Sector G-11 Markaz measuring 3,733.33 sqyds and token money of Rs30 million. A 1,791.66 sqyds plot is up for sale in Sector I-9/4 on IJP Road to build a filling station with token money of Rs20 million. A timber lot measuring 1,066.66 sqyds is up for sale in Sector I-11/2 with token money of Rs10 million.

Two industrial plots are up for sale in Sector I-10/3 measuring 1,666.66 and 1,888.88. Moreover, a plot measuring 3,333.33 is up for sale in the Industrial Triangle Kahuta (ITK).

A further two plots are up for sale in Park Enclave, both measuring 2.66.66 sqyds to build ground plus three-storey commercial structures.

The CDA has also put up 16 plots to build class-III shopping centres in Sectors G-9/1 (two plots), G-9/2 (two plots), G-10/3 (one plot), G-11/3 (one plot), G-11/4 (one plot), D-12/1 (one plot), D-12/4 (one plot), I-11/1 (one plot), I-11/2 (one plot), I-14/3 (one plot), I-14/4 (two plots), I-16/2 (one plot) and one in Margalla Town Extension. All of these plots measure 133.33 sqyds and are for ground plus one structure.
