According to a Zameen.com report, the average price of one Kanal, or 5445 square feet plot in Bahria Town Islamabad crossed the Rs 10 million threshold to reach almost 12 million during the first six months of 2013. This is an 83% increase from the price of a Kanal residential plot in January 2013, which was Rs 6.5 million.
“This reflects an increasing demand which has been playing a pivotal role in pushing plot prices up in the federal capital of Pakistan,” the report said. The report also said that Islamabad is the second most popular city after Lahore when it comes to buying residential plots. Islamabad’s property market has consistently performed well during 2012 and the first two quarters of 2013.
“Bahria Town and the housing societies near the New Islamabad Airport are performing remarkably well,” said Imran Ashraf of IBL Builders, another property portal. The locality’s popularity can be attributed to a lack of load-shedding, rapid pace of development and strict security, according to Ashraf.
The new airport will play a pivotal role in pushing up the property prices in the surrounding areas, according to Rehnuma Builders and Estate Corporation. “Prices of plots in Bahria Town, among other housing societies surrounding the airport, have been steadily climbing”, according to Rehnuma.
Aziz Ahmed of Ahmed Estate believes the popularity of Bahria Town Pindi is the reason why plot prices in Islamabad have doubled during the past few months. “Bahria Town has been successful particularly in attracting overseas Pakistanis with the kind of facilities it offers,” Ahmed said. The rising demand reflects the trust people have vested in this quality project, according to Ahmed.

I want to invest in Bahria Enclave for 10 Marla plot currently going 70Lakhs. Need expert opinion if this price is reasonable and if this is a good time to buy?
Islamabad CDA is totally controlled by Malik Riaz and his choronies as since last 20 years they are successful not to initiate any new sector by the CDA. These people control complete CDA, FGEHF not to develop any sector I-14, I-16, G-14/1,2,3 even in F series. Malik Riayz know if CDA starts development then most of his client prefer to go to regular sector like G-14 in islamabad. Everyone need to know the actual story of these dactoits. I am confident if governement seriously start development for few sector in islamaba it can earn a handsome amout to overcome budgetary deficit or foreign exchange.

@Xman: what about Park Enclaves and the prices which are double of BEI. I don't think prices is the issue it is only services. I think if you have any doubt your should not buy property there..if you don't have your property there you don't have right to talk and comment about it. we trust what BTI is doing and they deliver the quality so they have the price...

Prices of BTI have been artificially bloated by the property dealers and BTI's ponzi mafia. The real price vs value equation tells a different story. For the extra you pay to BTI now, you can get a 5 KVA generator, and pay for it's fuel in 10 years. Also there is a huge risk of collapse once Malik Riaz goes. I think people have already forgot what happened to prices last year when SC took action against MR.That was just a trailer. I would recommend ET to also post price data for the 6 months BEFORE January 2013. BTI mafia is trying to squeeze as much juice as possible from innocent buyers before the SC case decision, when the bubble bursts. Any sane investor will stay away from BTI until MR case is finalized. Wait till the government completes 100 days and Ch Nisar comes into action. This is another scandal in the making

My (and so many other investors) thinking was the same as u said. But as u know that kisi k marne se is duniya k kaam nahi ruktay. about 15 years ago when Bahria Town was started, people were not of thinking to invest money in BT. BUT now every 1 can see that BT is the far better area for secure investments, in which any 1 can receive their output in a very smart period of time. The perception of BT said but u is the perception of those people who dont want to think positive to go beyond the lines. The prices on rise in Bahria Town are only on papers and by certain property dealers. When you go to buy a plot and house in Bahria Town or DHA, the prices are dropped significantly during bargaining. I have personally experienced it when a plot of 10 marlas asked at 42 lakhs was sold to me at 24 lakhs. Just publishing articles and giving fake information doesn't help Bahria Town to increase prices artificially.
Bahria Town, is one of the best housing society in Pakistan. NO loadshedding, good security systems, Fully Air-conditioned Mosque is every phase, Water filtration plant in every phase. Free Gardner facility, free plants for Lawn, Security Camera everywhere..........

Have you visited Bahria Town there projects? they are no less than any international real estate projects. No load shedding, very low crime rate, excellent infrastructure and its own entertainment/business districts. The entire land record is computerized thus no fraud and the prices skyrocket every few months
I heard many rumors of corruption in this project. I would advise anyone to be careful.
Only a real estate agent will say that property prices will go up after an AIRPORT is built right next to the housing scheme!
I see Bahria town as risky insvestment because if Malik Riaz and his sons are removed (for what ever reason), there is no machenism to sustain the billions of dollars of housing project there after. I still am confused about the legal status of the Bahria Managment.
@Antebellum Just visit Bahria town and then talk. The region with no load shedding and feel like a developed world in Pakistan then what else you need. Bahria town is even better than Clifton and Defense in terms of facilities they provide to the residents.
@Antebellum: Agreed! The new Bahria Enclave outside Islamabad (behind Rawal Dam area) is soooo far away and there is absolutely nothing there. The prices there are way too high for land that is in the middle of nowhere!

What a load of CRAP! The property prices, in Bahria Town, have been artificially increased by Bahria Town itself (in collusion with property-dealers) so that the retail price of plots in new sectors can be increased, this have been going on for quite a while now!
